 HIDDEN SPRINGS CLOSED SALES

In Hidden Springs, for the past 3 months there have been 15 closings of resale homes, with an average of 5 closings per month (see New Construction Sales Hidden Springs - 3rd Quarter Report)

The average sale price of all existing home sales in Hidden Springs for the 3rd quarter was $337,320 ($119.32 per square foot).  Average days on the  market for all existing homes sold was 61 days.

Sale data for the same quarter in 2012 reflects a 20% increase in the number of sales and a 15.4% increase in the average sale price.

 HIDDEN SPRINGS PENDING SALES

 1)      There are currently 7 pending sales in Hidden Springs, with an average sale price of $311,086 ($127 per foot per the list price).  Average days on the market equal 77.     

 HIDDEN SPRINGS ACTIVE LISTINGS

 1)      There are currently 16 active listings in Hidden Springs.  Based on the past 3 month sale history, this equates to a 3.2 month supply of homes, which we designate as a strong seller's market  Average listing price is $425,368 ($131 per square foot).  Average days on the market equal 97.

2)      OTHER NOTES

On average, homes in Hidden Springs have sold at 97% of the asking price for the past quarter. 

The past quarter sales were only 14% distressed sales. 

87% of all of the homes sales in Hidden Springs for the past quarter have sold under $450,000.  In contrast, 40% of the current inventory is listed over $450,000 which I believe is equating to longer days on the market.
